Over 50% of RVers get this wrong—and if you’re not careful, it could cost you your next adventure.
Hey, we’re Tom & Cheri from EnjoyTheJourney.Life, and in our new video, we’re teaming up with Jim, the Clean Tank Guy, to walk you through a full RV water masterclass. From sanitizing your freshwater tank to avoiding dangerous mistakes in your water heater, this post covers everything you need to know.

💧 1. Not Cleaning Your Water Heater Often Enough
Whether it’s a Suburban, Atwood, or Dometic unit, RV water heaters should be drained and cleaned 2–4 times a year. Full-timers? Make it quarterly. Otherwise, you’re bathing in mildew and rust.
👉 Tip: Always turn off the heater and water before draining, and open the pressure valve before removing the plug!
⚙️ 2. Ignoring the Anode Rod
The anode rod protects your water heater by sacrificing itself to corrosion. If yours looks eaten away or darkened, it’s time to replace it.
🔧 Best Anode Recommendation:
Use a 9.5” Camco aluminum rod. Avoid 2-for-1 cheapos—they restrict flow and wear out too fast.
🧽 3. Forgetting to Clean the Threads
Before you screw in a new anode rod, clean out the heater’s threads using a fitting brush from the plumbing aisle. This ensures proper sealing and prevents leaks.
🛠️ 4. Skipping Water Heater Flushing
A flush wand helps rinse out sediment like sand and dissolved anode particles. We recommend doing it twice in a row for best results.
“This is something every RVer should do. Full-timers: four times a year. Everyone else: twice.”
🧼 5. Never Sanitizing Your Freshwater Tank
This is the most common—and most dangerous—mistake RVers make. Warm, dark, still water? It’s the perfect breeding ground for mold and mildew.
Sanitizing Frequency:
- Full-Timers: 4x a year
- Part-Timers: 2x a year
DIY Bleach Formula:
Use ¼ cup of bleach per 15 gallons of tank capacity.
If using vinegar: ½ cup per 15 gallons
🚿 6. Improper Plumbing Sanitization
Once the tank is filled with sanitizing solution, run the pump and open all faucets (kitchen, shower, outdoor shower) until you smell bleach. Then let it sit for 4–8 hours.
Flush it all out and repeat with fresh water for a proper rinse.
🧪 7. Buying Overpriced Sanitizing Kits
RV dealers love selling “specialty” sanitizing solutions. Save your money—store-brand bleach works just as well for $2–3 a gallon.
“You don’t need fancy solutions. Plain bleach does the job.”
🚫 8. Using the Wrong Hose
Never use the same hose for black tank flush and freshwater systems. Designate a blue sanitary hose for drinking and sanitizing tasks.
Tip: Always wipe fittings down with disinfectant before use.
🚱 9. Traveling with a Full Tank
Water weighs 8 lbs/gallon. A full 100-gallon tank adds 800+ pounds to your rig! That strains your suspension and fuel economy.
Pro Tip: Travel with ¼ tank, enough for emergencies and quick overnights.
🔧 10. Ignoring Water Filter Systems
RV park hookups aren’t always safe. People do gross things with shared spigots. Always use a 3-stage filtration system like the Blu-Tech R3.
💬 “That’s the one I’m upgrading to myself,” says Jim, the Clean Tank Guy.
🫧 11. Letting Mold Build Up in Tanks
If you notice weird smells, white flakes, or cloudy water—it’s probably mold, mildew, or a dissolved anode. Don’t drink that! Clean and sanitize ASAP.
🔄 Pro Maintenance Routine
| Task | Frequency |
|---|---|
| Flush Water Heater | Every 3–6 months |
| Replace Anode Rod | Every 12–18 months |
| Sanitize Freshwater Tank | 2–4 times/year |
| Clean Heater Threads | Every flush (as needed) |
| Check Filter System | Before every trip |
